Investments in a project of the Equity Savings and Equity Flash-Sale models involve the subscription of shares in the limited liability company that will carry out the project. With its commitment to investment, the investor subscribes a number of social participations equivalent to his investment: for every euro invested, he subscribes a social participation of the limited partnership that will perform the operation.
The investments in a project of the Lending models suppose the acquisition of a title of payment to a pre-investor that has already financed the project.
In all Savings and Flash-Sales models, profitability and value of your investment will depend on the development of the business plan of each transaction in which you invest. Depending on the development of each operation, you can or not reach the intended target of profitability. In the Lending Fixed Loan model, profitability is pre-set by an interest rate.

LACK OF LIQUIDITY AND TRANSMISSIBILITY
Liquidity is the ease with which you can sell your shares after they are acquired.
In the models Equity Savings, Equity Flash-Sale and Lending Flash-Sale, liquidity in real estate transactions is only achieved at the time of sale of the asset. These investments through Inveslar.com should be considered as medium-term investments without liquidity, since to the date there is no secondary market to sell the shares, although particular agreements can be reached between partners and with third parties.
In the Lending Fixed Loan model, investments are long term and without liquidity.
In the Lending Ahorro model, the acquired collection title can be negociated in the MarketPlace that will be available in the Inveslar.com platform, giving in that way immediate liquidity to the investment made in the case that there is interest of purchase of these titles by third parties.
Dividends are payments made by a company to its shareholders from the benefits derived from the company. In societies project, the dividend is renting the property.
Investments through limited companies may be subject to dilution if a second or third capital increases occur.
Dilution affects shareholders who do not subscribe shares in future rounds of capital increase, when the limited company issues new social participation. So, the proportional share of current shareholders is reduced, potentially leading to consequences such as loss of voting rights, the percentage of dividends or share value.
RISK OF NOT BEING ABLE TO INFLUENCE THE MANAGEMENT OF THE COMPANY

The projects published on the website of Inveslar are not subject to authorization nor supervision by the Nacional Comision of the Stock Market nor by the Bank of Spain, therefore the information provided by the promoters of the projects has not been reviewed by them.
INVESLAR RATES FINTECH SL
Once registered, the user of inveslar.com can access to a “Financial Analysis Table” complete with each of the investment projects. In this table, the user can view rates and fees charged by Inveslar for its services in the event that the funding target is achieved.
Inveslar only charges fees if the funding target is reached at the set time.
Inveslar will not charge commissions to investors, its remuneration hardly affects the financing of the projects to the limited companies or promoters that will carry out each project and in the transactions of the MarketPlace.
In the operations of Savings that generate a monthly rent, Inveslar will charge a commission of 10% of gross income generated by each transaction for the administration of the property to the Limited Liability Company Project that performs each operation.
Inveslar will charge a fee of 1% of the withdrawn capital that has not been invested in any project. You will not be charged on withdrawals of dividends received. These fees are to cover the costs that bills us our payment institution Lemon Way.

Payments to both developers and investors through the platform Inveslar will be carried out by the authority authorized payment Lemonway.

COMPLAINTS AND CLAIMS
Customers of Inveslar Fintech SL may submit their complaints and claims in two different ways:

Inveslar will answer those complaints and claims by the same way they received them.
The deadline to respond to a complaint or claim is five working days from its receipt until the Inveslar response is sent to the client.
THE CONTENT OF WRITTEN COMPLAINT OR CLAIM MUST CONTAIN

- Name and surname
- Home adress
- National Identity Document
- In case of representation, it must be duly accredited
- Reason for the complaint and / or claim
- Service Entity which the complaint and / or claim is derived
- Providing the evidence you have
- Indication through which way the applicant wishes to be notified of the resolution of his complaint or claim. If there is not indicated anything, it will be done per email.
- Statement of the interested party that he has no knowledge that the subject matter of the complaint and / or claim is being substantiated through any administrative, arbitration or judicial proceedings.
- Place, date and signature of the interested user.
