Inveslar is directed towards private individuals, small investors, professional investors and representatives of companies, holding companies, investment funds and institutions of any country in the world (* less than those of a few countries from where we can not accept investment), which are over 18 years of age and have the capacity to invest from the minimum amount of the ticket set for each real estate transaction.
Check the list of countries from where you can not make such investments. Including Afghanistan, Angola, Algeria, Korea, Ecuador, Guyana, Indonesia, Iraq, Iran, Lao PDR, Myanmar, Panama, Papua New Guinea, Syria, Sudan and Yemen.

Transfer money to your account
To invest you have to put money to your account. You have two options
- By transfer. Money takes between 24-48 hours to be available
- By credit card. You'll have your money available immediately .
In “My Account” you have to make a deposit of funds by bank transfer from an account at your name or through payment by bank card also at your name. As concept of transfer you must indicate your Inveslar client code.
“My Account” is the bank account that you open in your name in a payment institution called LemonWay.
To view information on transfers you have to enter in your private area, in “Enter funds” and under “Bank details”.
Transfers can take up to two working days, like any other bank transfer.
You must enter to the “Investments” section , select the project that best fits your investor profile, decide how much you want to invest in this project, analyze the information available and accept the terms and conditions of the investment contract.

- Complete file of project: project description, characteristics, condition of the property, the propertys environment, community of owners, image gallery and plans.

- Project promoter: the promoter of the project is the limited company that will carry out the capital increase for the acquisition, renovation and marketing of each property.
Once you've invested in the project, the money is locked in your Lemonway account until it gets covered a 100% of project financing, since you committed your investment.
In the case of the Equity Savings and Flash-Sale models, once covered the process of funding of the project, your committed investment is transfered to the account of “SL Project”, through a capital increase: you will become owner of equivalent shares of your investment over the total target financing, which is the capital increase that will take place. This “SL Project” will be acquiring the property.
In the case of the Lending Savings, Lending Flash-Sales and Lending Fixed Loan models, the profitability is through the acquisition of collection titles to an initial investor that has already invested in the project previously.
In the event that 100% is not achieved and the project is dismissed, the money invested becomes available again in your account, free of charge.
Is constituted a limited liability company (A SL) to which is given entry to individual investors in proportion to their invested capital through a capital increase, being this company that acquires, manages and supervises the marketing of the property.
Lending operations occur when a project is already financed by an initial investor, called a 'pre-funder'. What is acquired is a collection title from the pre-funder to the promoter. The collateral guarantees continue to be the same as in the other operations. That is, the properties related to the chosen project.

In Operation Flash-Sale, profitability is generated through the reform, which adds value to the property and revalues its market price. With a sales target from 12 months, the market evolutes, progresses and generates a profit for the investor at the time of marketing.
In the Operation Savings, profitability is generated through the reform, which adds value to the property and revalues its market price. The property is set for rent with a retail price marked and a marketing target estimated at 36 to 60 months. Monthly, Inveslar brings in to your account the profitability generated by the rental. And when the sale price projected at the start of the operation is reached, the “SL Project” owner of the property (and of the one you have social participations in the case you inverted in this project), proceeds to make the divestment, sprending the capital invested to the partners and the profits obtained from the sale.
In these opportunities, investors finance the project and its construction by a developer through participatory loans. These are opportunities with an estimated term of 12 months. In this type of modality, profitability is linked to the return obtained from the sale of the asset that is the object of the opportunity. At the time of publication on the platform, the promoter sets an estimated sale price and after the construction or reform, proceeds to the sale of the property.
In these opportunities, investors finance the project and its construction by a developer through participatory loans. They are long term opportunities, estimated between 5 and 10 years. In this type of loans, profitability is linked to the rental yield, that is, to the profit obtained from the exploitation of the property that is the object of the opportunity. These loans can be negotiated in our MarketPlace since there are interested buyers.
These are opportunities with an estimated term that ranges between 12 and 60 months where investors grant a fixed rate loan to a real estate developer to develop a certain project. In this case, revenues start to be generated from the first month depending on the interest previously agreed with the developer. In fixed rate loans, the profitability does not depend on the rental or sale of the property, but are received the monthly interests agreed until the promoter amortizes the entire loan, that is, at the end of the period previously agreed on the opportunity. These loans can be negotiated in our MarketPlace since there are interested buyers.

From your private area you can access to the information of each opportunity. We will notify you by mail about the latest news of your investments. You can withdraw your profits anytime.
The Company shall be dissolved at the time the asset is sold, proceeding to its immediate dissolution and liquidation.

If a tenant fails to comply with its payment obligations, the mechanism is the same as with any other default: activatie collection management, initiating appropriate claim procedures.
You receive the benefits in concept of dividends in the Equity Savings and Flash-Sale models and are taxed differently depending on whether you are a fisical person or a legal entity. In all Lending models you receive the benefits as interest.
In the case of Patrimonial Operation, each month you receive the income of the profits generated by the rent in “My account”. And the gains on the sale, once it has occurred. In the case of the Lending Fixed Loan model, you will receive your benefits from the first month of the moment of your investment with a fixed predetermined interest rate.
At your Inveslar account you already created, through the secure payment platform LemonWay. From there you can transfer them to the account you want, to the bank you indicate, without commissions of any kind by Inveslar.
Like any other return of moveable capital.
It is generally taxed on dividends received as investment income in the income tax savings by 2015 according to the following scale:
- Up to € 6.000 at 19%.
- From € 6.000 to € 50.000 at 21%.
- From € 50.000 and up to 23%.
Dividends will be subject to a retention of 19% (payment of income tax).

If you have a stake of less than 5% of the company, dividends are included in the tax base of corporate income tax, taxed at the tax rate that applies to the company that invests. Dividends are subject to withholding tax of 19%.
If you have a stake equal to or greater than 5% of the company, dividends are exempt from taxation and therefore not included in the tax base of corporate income tax. Also, dividends are exempt of withholding.
Note: as a requirement you need to possess participation of more than one year prior to the date of dividend distribution agreement or maintain participation later in the time required to complete the one year term.

Inveslar is responsible of practicing the withholding of dividends distributes to investors and of liquidating the corresponding payment to the tax agency.
